Dubai Apartment Prices Soar 122% Over the Past Five Years

Dubai has emerged as one of the fastest-growing real estate markets in the world in recent years, benefiting from a massive influx of foreign residents and a series of economic reforms that have enhanced the emirate’s appeal for both investment and living.

According to a report published by Bloomberg, apartment prices in the Downtown area have seen a remarkable increase of 122% over the past five years, while rents have risen by nearly 50% during the same period.

The report pointed out that Dubai topped the list of global cities in terms of apartment price growth, among 69 cities included in Deutsche Bank’s “Mapping the World’s Prices” report.

Despite this significant growth, the cost of housing in more than half of the cities surveyed remains higher than in Dubai, which ranked 10th globally in housing affordability, based on an index measuring mortgage-to-income ratios.

In this context, a real estate expert stated that property prices in Dubai are still four times lower than the average prices in London, which reach about $1,400 per square foot, adding that “the absence of income tax in the UAE is another factor that boosts the market’s attractiveness.”

What’s Behind Dubai’s Real Estate Momentum?

The current property boom dates back to late 2020, when the UAE government launched a package of reforms that included separating residency from employment contracts, expanding the scope of the Golden Visa system, and adjusting the working week to align with global markets.

Bloomberg also quoted bankers and hedge fund and sovereign wealth managers as saying they have not seen any signs of capital outflows or corporate downsizing in the emirate.

The expert concluded by saying:

“We’ve seen a significant increase in the number of Iranian clients looking to purchase hotel-serviced apartments in Dubai — a clear sign of growing market confidence,”
adding:
“Every geopolitical escalation in the region makes Dubai a safer and more stable choice.”
