Dubai Real Estate Market Achieves a Historic Leap

Record Figures and a Stunning Comparison with Last Year

Since the beginning of the current year, Dubai’s real estate market has achieved new record-breaking figures, with the value of real estate sales surpassing the AED 650 billion mark, reaching AED 650.33 billion.
This figure reflects unprecedented momentum and massive growth, especially when compared with last year’s performance. Total recorded sales in 2024 amounted to approximately AED 522.2 billion, meaning that the increase in value since the beginning of 2025 alone has reached AED 128.13 billion.

Transaction Breakdown: 204 Thousand Deals and Two Property Types

This massive volume of sales was driven by the execution of 204,289 sales transactions since the beginning of the year. This number exceeds the total transactions completed during 2024, which stood at 180.86 thousand transactions.
The total sales value was distributed as more than AED 374.79 billion from ready property transactions and over AED 275.3 billion from off-plan (under-construction) property sales, highlighting strong demand for both segments.

Total Real Estate Transactions Approach AED 900 Billion

The picture is not limited to sales alone but includes all real estate transactions in Dubai. In addition to sales, mortgage transactions worth AED 172.22 billion were recorded across 48.96 thousand transactions, while gifts were registered at a value of AED 52.85 billion through 9,119 transactions.
When these figures are combined, the total value of real estate transactions in Dubai since the beginning of 2025 reached AED 875.4 billion, surpassing the total transactions recorded in 2024, which amounted to AED 760.73 billion—an increase of AED 114.67 billion.

Top Demand Areas: Business Bay Leads the Way

Data revealed a distribution of demand across various areas of the emirate, with Business Bay topping the list in terms of sales value at AED 36.69 billion.
This was followed by Al Yalayis 1 with AED 23.35 billion, Jumeirah Village Circle with AED 23.12 billion, Palm Jumeirah with AED 20.46 billion, and Dubai Investment Park Second with AED 20.28 billion.
Areas such as Dubai Airport City, Burj Khalifa, Al Me’aisem Second, Al Yufrah 1, and Palm Jebel Ali also witnessed notable activity, with values ranging between AED 16 billion and AED 20 billion each.

Strong Monthly Performance and Expectations of a Record-Breaking December

Based on these indicators, Dubai’s real estate sector is expected to move toward registering a new record by the end of December 2025. Sales during the first half of the month alone reached AED 32.68 billion through 8,579 transactions.
In December 2024, sales totaled AED 42.65 billion, signaling the potential for an exceptional performance in the current December.

Major Land Deals: Sale of a Commercial Plot Worth AED 1.34 Billion

Amid this accelerating activity, Dubai’s real estate market recorded an exceptional transaction involving the sale of a commercial land plot in Mohammed Bin Rashid Gardens for AED 1.34 billion.
The total area of the plot is approximately 33.4 million square feet, translating to a price of AED 40 per square foot.
This transaction comes within the context of a boom in land sales in Dubai, which recorded sales worth AED 230.4 billion during the first ten months of 2025, distributed across 22,830 transactions.

Drivers Behind the Success: Investor Confidence and a Supportive Environment

This unprecedented performance is attributed to several key driving factors, most notably the strong growth in demand for residential and luxury properties, ongoing government initiatives supporting the real estate sector, and the emirate’s stable economic environment.
All these elements combined reinforce the growing confidence of both local and international investors in the strength and vitality of Dubai’s real estate sector.
