The real estate sector in Dubai is witnessing an unprecedented summer in terms of sales, with real estate activities increasing month after month, season after season, and year after year, thanks to market factors and increasing demand, especially for waterfront destinations during this period.
The real estate market in Dubai has shown remarkable growth in recent years, leading to higher summer sales each year compared to the previous year, amid increasing demand for luxury properties, whether for ownership or renting luxury hotel apartments, which drives developers to launch more projects.
The summer of 2024 is witnessing more favorable conditions that encourage injecting more liquidity into the real estate market, as clients, whether foreigners or residents, are inclined to buy residential units near beaches and water entertainment places due to the high temperatures during the summer.
Although the summer season has not ended yet, with about 40 days remaining, real estate sales have so far exceeded 80 billion dirhams from June 21 to August 9, and are expected to reach more than 120 billion dirhams during the current summer season, an increase ranging between 15 and 20% compared to sales of 102 billion dirhams in the summer of 2023, and nearly double the sales of the summer of 2022, which amounted to about 68 billion dirhams.
These figures reflect the exceptional performance achieved by the real estate sector in Dubai last July, where sales recorded a new record in the history of Dubai real estate in terms of value and number, exceeding the 50 billion dirhams barrier for the first time in one month, with more than 16.4 thousand transactions worth 50.8 billion dirhams.
What makes the real estate sector in Dubai attractive is that prices are still lower compared to competing real estate markets worldwide, as the emirate offers properties of the same quality but at lower prices, despite the significant increases witnessed by the market over the past four years.
Data shows that ready properties accounted for the largest share of sales during the first seven months of this year, with a value of 134 billion dirhams, equivalent to 62% of total sales. As for off-plan property sales, they amounted to 83 billion dirhams, equivalent to 38% of the total.
In conclusion, the real estate sector in Dubai is no longer affected by periods of calm associated with holiday seasons, including summer, making all times of the year suitable for real estate investment in the emirate, after it was limited to specific periods subject to changing factors.
