Dubai Real Estate Market Records Transactions Exceeding 9.5 Billion Dirhams in One Week

The Dubai real estate market continued to record high levels of activity, as the value of real estate transactions last week exceeded AED 9.58 billion through 3,841 deals including sales, mortgages, and gifts.

Transactions were distributed among sales, mortgages, and gifts, while off-plan properties recorded a prominent share of sales transactions during the period.

Real estate sales in Dubai reach AED 6.35 billion

Sales accounted for the largest portion of real estate activity during the week, amounting to approximately AED 6.35 billion through 2,850 sales transactions.

These transactions included 2,515 sales of residential units, along with 153 sales of buildings and 182 sales of lands, according to data published based on the Dubai REST application affiliated with the Dubai Land Department.

Off-plan properties recorded greater activity than ready properties during the period in terms of value and number of sales, with off-plan property sales amounting to approximately AED 3.48 billion through 1,960 transactions.

Conversely, ready property sales reached around AED 2.87 billion through 890 transactions.

These figures indicate that real estate activity during the week was not limited to resale and completed properties but largely included projects still in development and construction phases.

Mortgages valued at AED 2.17 billion

Alongside buying and selling activity, the market recorded 859 mortgage transactions valued at AED 2.17 billion, distributed among residential units, buildings, and lands.

Additionally, property gift transactions recorded about AED 1.06 billion through 132 deals, bringing the total recorded transactions of all types during the week to more than AED 9.58 billion.

Which areas are the most active in Dubai real estate sales?

Sales were distributed across a range of real estate areas in Dubai, with the Airport City topping the list in terms of sales value during the week at more than AED 485.99 million.

Business Bay followed with sales amounting to about AED 422.78 million, then Nakheel Jumeirah with about AED 342.54 million.

Also appearing among the top ten areas by sales value were Jumeirah Village Circle, Al Arab City, Nakheel Jebel Ali, Burj Khalifa area, Jebel Ali First, Emirates Hills, and Deira Palm.

This distribution reflects the diversity of sales activity among central areas, residential communities, new projects, and waterfront destinations in Dubai.

What do the transaction figures reflect about Dubai’s real estate market?

The weekly data reveals ongoing trading activity through multiple channels in the market; however, one notable indicator is the advance of off-plan properties over ready properties in terms of sales value and number of transactions during this period.

Off-plan properties accounted for about 54.8% of weekly sales value, and represented nearly 68.8% of total sales transactions.

A single week’s data alone is insufficient to judge the market’s long-term trend, but it provides a current indicator of activity in projects under development alongside continued trading in the ready market.

Varied options for those seeking properties and apartments for sale in Dubai

With varied sales activity between ready and off-plan properties, options widen for those wishing to purchase property in Dubai based on ownership objective, budget, location, and delivery date.

The market includes multiple options for apartments for sale in Dubai within residential complexes, central areas, and waterfronts, alongside villas and units in new projects under construction.

The large volume of transactions does not mean every project or area necessarily represents a suitable investment opportunity; choice remains linked to purchase price, project location, developer reputation, payment plan, expected demand level for the property, and other factors.
