The Valley Dubai: A Guide to Projects, Townhouses, and Prices

The Valley Dubai is a residential community developed by Emaar Properties on the Dubai–Al Ain Road, featuring successive clusters of townhouses and villas distributed over several phases. Buyers should not only compare the announced starting price; projects within the community differ in construction status, delivery date, built-up and plot area, and payment plan—these differences affect the actual cost and the date you can move into your home.

Choosing a home in The Valley starts with three questions: Do you need to move in soon, or can you wait until 2028? What is your total budget, not just the unit price? And does daily commuting via Dubai–Al Ain Road suit you? In this guide, we present the projects and their phases, recorded and listed price indicators, payment plans, facilities, and steps to compare between units.

What is The Valley Dubai community and who is the developer?

Emaar launched The Valley project in November 2019 as a residential master plan on Dubai–Al Ain Road. According to the developer, the community spans 200 hectares and includes over 4,500 residential units, with Emaar offering 24 projects within it as of the review date.

It is important to distinguish between the community name and the internal project name: "The Valley" is the overall framework, while each cluster has its own name, such as Eden, Nara, or Venera, each with different launch dates, delivery times, and specifications. Therefore, any figure quoted for "The Valley prices" always requires the question: for which project, what type of unit, and as of what date?

Where is The Valley Dubai located and how do you get there?

The Valley location and main roads

The community is located on Dubai–Al Ain Road (E66) at its intersection with Jebel Ali–Lehbab Road (E77), near Dubai Outlet Mall and The Sevens Stadium. This location provides direct access to two main axes: E66 towards Downtown Dubai and E77 towards Jebel Ali and Dubai South.

Commuting from The Valley to work and services

Emaar estimates the driving time to Downtown Dubai at about 28 minutes, which varies depending on the time of departure and congestion on E66. The developer also notes that private vehicles are currently the most suitable means of transport, with plans for public transport services within the community, though no launch date has been set.

Practical tip: If you are buying to live in, try the route from the community to your workplace and your children's school during the morning rush hour before booking; this test is more accurate than any published estimate.

What types of properties are in The Valley?

Townhouses

Townhouses are the dominant type in the community, usually offering three or four bedrooms, a maid's room, covered parking, and a small private garden, with details varying between projects. The price within the same project is affected by the unit's location: end units typically have larger plots and more privacy than middle units.

Villas and semi-detached units

  • Standalone villa: A detached unit on its own plot, such as Farm Gardens villas with 4 and 5 bedrooms.

  • Semi-detached villa (Twin/Semi-detached): Two units sharing one wall, such as Avina homes with 4 bedrooms as described by the developer.

  • Townhouse: Units connected in a row.

Do not rely on the marketing name for classification. For example, the Rivana project is sometimes marketed as twin villas, while some registered transactions appear as townhouses. The reference is the approved floor plan and the unit type stated in the contract.

Difference between built-up area and plot area

  • Built-up area (BUA): The built area of the house across its floors.

  • Plot area: The total land area, including the garden and parking spaces.

Example from a current listing in Eden: a 3-bedroom townhouse with a built-up area of 2,068 sq ft (about 192 m²) on a plot of 1,873 sq ft (about 174 m²). When comparing two units, compare both areas together, and do not compare the price per square foot of built-up area in one unit with the price per square foot of plot area in another.

What is the difference between The Valley and Phase Two?

Phase Two is an extension of the same master plan and not a separate community. Emaar launched its first clusters in 2024 under the name The Valley West, including: Avina (semi-detached villas with 4 bedrooms), Venera and Vilora (townhouses with 3 and 4 bedrooms), followed by other clusters such as Vilora 2 and Riviera (4-bedroom townhouses).

Main practical differences:

  • Timing: The first phases are delivered or being delivered, while Phase Two clusters are set for delivery in 2028.

  • Price: Phase Two launch prices are clearly higher than those of the earlier phases, reflecting the launch timing and market changes more than a value judgment.

  • Facilities: Emaar announces new phase facilities such as a flower farm, fruit orchard, skate park, and walking trails, which are planned and linked to completion of construction.

The fact that a phase is newer does not necessarily mean it is a better investment; a ready unit starts generating income immediately, while an off-plan unit carries timing and deferred cost risks.

Townhouse and villa prices in The Valley Dubai

It is essential to distinguish between three types of figures: Launch price (announced by the developer at project launch), Listing price (what the seller is asking today), and Registered transaction price (what was actually paid and officially recorded).

Registered transaction indicators

Based on officially registered sales transactions over the 12 months up to October 2026:

  • Number of sales transactions: 1,392 transactions.

  • Average transaction price: AED 4,084,000.

  • Average price per square foot: AED 1,451 (about AED 15,620 per square meter).

This is an arithmetic average that combines townhouses and villas, mostly dominated by off-plan sales from the developer, with the Findera project alone accounting for 577 transactions. Therefore, it does not represent the price of a ready 3-bedroom townhouse and is used as a general indicator, not a reference price for a specific unit.

Why do prices differ within the same project?

  • Area and unit type: A few hundred square feet difference in plot size is directly reflected in the price.

  • Row location: End or garden-facing units are usually listed at higher prices.

  • Privacy and orientation: Facing other units or an internal road differs from overlooking a green area.

  • Status and finishes: A rented unit until a specific date differs from a vacant ready unit.

  • Remaining payments: In off-plan resale units, the buyer often bears the remaining installments to the developer, so both the amount paid to the seller and due to the developer must be calculated together.

To compare these figures with options outside the community, see the guide Villa prices in Dubai.

Payment plans and total purchase cost

How do payment plans differ between projects?

Several clusters in the community adopted the 80/20 plan, i.e., 80% paid during construction and 20% on handover. In Phase Two projects such as Venera, the plan is usually 10% on booking, 70% during construction, and 20% on handover. The latest launches may have different structures, so there is no single “The Valley plan.”

Before booking, request the official payment schedule and review:

  1. The down payment percentage and its due date.

  2. Are the installments tied to specific dates or construction milestones?

  3. The handover payment amount and its due date.

  4. The payee for each installment, especially when buying from a previous owner.

To understand off-plan sales contract registration, see the guide Oqood system in Dubai.

What costs are added to the property price?

  • Ownership transfer and registration fees at the Land Department.

  • Broker commission, if any.

  • Mortgage expenses when buying with a loan.

  • Annual service charges: [To be completed after checking the Dubai REST service charge index].

  • Moving, furnishing, and maintenance costs.

Schools, nurseries, medical services, and shopping

  • Within the community: Marketing materials indicate a school and health center within The Valley master plan, but we have not verified their opening dates.

  • Surrounding areas: The developer lists Ranches Primary School and Academic City among nearby educational options, in addition to clinics in the surrounding area.

  • Shopping: Dubai Outlet Mall is the nearest major shopping center on Dubai–Al Ain Road, with a supermarket and restaurants within the community.

Before buying to live in, check for yourself which school your children will attend and its actual distance; planned facilities are not counted as available services until they open.

Pros and cons of living in The Valley Dubai

Evaluation aspect

What you should know

Family suitability

Townhouses with private gardens, maid’s rooms, gated clusters, and large green spaces

Transportation

Almost complete reliance on cars; distance to Downtown Dubai is longer than communities closer to the center

Services

Major facilities are available in the first phases; the school and health center within the community are not confirmed operational

Development works

The community is expanding until at least 2028; units near construction sites may be affected by noise and activity

Freehold costs

Price per square foot is lower than older Emaar communities, but service and maintenance fees should be calculated for each project

Move-in date

Ready options in Eden, Nara, and Talia; wait until 2028 for Phase Two

These notes vary depending on the unit’s location and phase; a resident in Eden near Golden Beach will have a different experience from a buyer in a cluster still surrounded by construction.

Is The Valley suitable for real estate investment?

Evaluating a unit for living differs from evaluating it as a rental asset. Those buying to rent out need a ready or near-delivery unit, and rental data for similar units in the same project.

Current annual asking rents for a ready 3-bedroom townhouse in Nara and Talia range between AED 125,000 and 150,000 depending on available listings. These are asking prices, not registered lease contracts.

Calculation method (illustrative example):

Gross rental yield = annual rent ÷ purchase price × 100

140,000 ÷ 2,800,000 × 100 = approximately 5% gross yield

Service charges, maintenance, vacancy periods, and leasing commission are then deducted to arrive at the net yield. This example does not represent a guaranteed yield and is affected by key factors such as:

  • Thousands of new units entering the market as later phases are delivered, affecting rents.

  • The difference in resale liquidity between a mid-priced 3-bedroom unit and a large villa.

  • The cost of waiting in off-plan units, where there is no income before handover.

How to choose the right project and unit in The Valley?

  1. Set your move-in or rental start date: This determines the choice between delivered phases and Phase Two.

  2. Calculate total liquidity: Down payment, fees, and future payments until handover.

  3. Compare built-up and plot areas together: And request the actual unit floor plan.

  4. Review the unit’s location within the phase: End or middle, garden or road facing.

  5. Check the project status: Completion percentage on Dubai REST, and on-site facility operation.

  6. Review documents: Contract, developer’s account statement in resale, and the official payment plan.

Arrange a viewing or snagging inspection: And use the Property snagging checklist in Dubai when receiving your unit.
