Dubai Real Estate Market Forecast 2027 points to a transitional year rather than a collapse. The market enters the coming year with the largest wave of residential deliveries in its history, following 2026 which recorded the second highest sales value ever. The most likely result is slower price growth and pressure on apartment rents in areas with high deliveries, with a clear disparity between apartments and villas and from one area to another.
This guide reviews the figures for 2026, calculates the upcoming supply, presents price and rent scenarios, then identifies the areas worth monitoring and the indicators that help you decide whether to buy now or wait.

Dubai Real Estate Market Performance in 2026: The Numbers
Dubai recorded real estate transactions worth AED 574.12 billion through 165,018 deals in the first nine months of 2026, according to the Land Department data. Despite a slowdown in the second quarter, the market maintained historically high trading levels.
Volume and Value of Transactions
Indicator | Value | Period |
Total real estate transactions | AED 574.12 billion | January – September 2026 |
Number of transactions | 165,018 transactions | January – September 2026 |
Ready property sales | AED 196.08 billion | January – September 2026 |
September transactions | AED 50.78 billion (16,490 transactions) | September 2026 |
Residential transactions in Q2 | Less than 37,000 transactions (−29% YoY) | Q2 2026 |
The Q2 decline was due to relatively weak demand, fewer new project launches, and increased residential supply, according to CBRE's market review. Transactions stabilized in Q3 near Q2 levels, with demand gradually returning by the end of the quarter. Business Bay led areas in sales value since the start of the year.
Off-plan vs Ready Properties
Off-plan sales still make up the largest market share, but the secondary market is gaining increasing weight:
Resale transactions in Q3 2026 rose by 16% compared to the previous quarter, reaching 10,055 transactions.
The secondary market share increased from 24% to 29% of sales volume, and from 30% to 37% of value.
The number of off-plan sales transactions reached about 24,560 in the same quarter.
This shift is important for 2027, as many off-plan units will be completed and enter the resale or rental market. For those considering exiting before handover, see our guide on reselling off-plan property in Dubai.
Average Price per Square Foot and Trend
Based on officially registered sale transactions, the average price per square foot in September 2026 was:
Property Type | Average Price per Sq. Ft. | Annual Change |
Apartments | AED 1,404 | +2.2% |
Villas & Townhouses | AED 1,638 | +4.1% |
Prices remain above 2025 levels, but the pace of increase has clearly slowed compared to boom years. CBRE had noted an annual rise of about 1.9% in residential prices during Q2 2026. For more details on demand shifts between areas, read where real estate demand is moving in Dubai in 2026.
Project Delivery Wave in 2027: How Many Units Will Enter the Market?
Estimates for scheduled residential unit deliveries in Dubai in 2027 range from about 70,000 to over 136,000 units, depending on the source and calculation method. In all cases, the number greatly exceeds the historical average for deliveries.
Source | 2027 Estimate | Note |
Brokerage Firm Estimates (Q3 2026 Report) | 136,815 scheduled units | Includes all projects registered with a 2027 delivery date |
Supply & Delivery Forecast Report 2025–2027 | About 70,537 units | About double the five-year annual average (35,531 units) |
Historical average | About 35,500 units per year | Reference for comparison |

Difference Between Scheduled and Actual Delivery
This is the point many analyses overlook: not all scheduled units are delivered on time. Delays are a fixed part of Dubai's development cycle and usually soften the impact of supply waves.
2025: About 22,896 units were delivered out of 37,171 scheduled units, or about 62%.
2026: Expectations were for only 34,740 units to be delivered out of 71,613 scheduled, or about 48%.
First half of 2026: About 18,000 residential units were actually completed, according to CBRE.
In other words, a large portion of delayed 2026 units will be carried over to 2027, and some 2027 units will be carried over to 2028. Thus, the actual supply in 2027 is expected to be less than the scheduled numbers, but still higher than any previous year. You can track current deliveries in projects expected to be delivered before the end of 2026.
Supply vs Population Growth
This supply is met with strong population demand. Dubai's population reached 4,807,185 on 29 September 2026, an increase of 226,885 since the beginning of the year. This growth absorbs a significant part of the new units, especially in the mid-range apartment segment. The real question for 2027 is not "will there be demand?" but "will demand be distributed in the same areas where supply is concentrated?"
Will Dubai Real Estate Prices Drop in 2027?
Current data does not indicate a broad decline in Dubai real estate prices in 2027, but rather a slowdown in growth and the possibility of a limited correction in segments most exposed to supply. Mohamed Alabbar, founder of Emaar, predicted in September 2026 a correction of 5% to 10% with the entry of new supply through 2027, with the market able to recover quickly if conditions stabilize.
Three Scenarios for 2027
The following scenarios are conditional, not guaranteed forecasts, and aim to help you read the indicators throughout the year:
Scenario | Conditions | Expected Price Impact |
Stability | Deliveries are delayed as usual, and population growth continues at 2026 pace | Limited growth or stability in the general average, continued outperformance in areas with limited supply |
Limited Correction | Higher than usual deliveries with slower demand | Decline in the range of 5–10% in apartments in high-delivery areas |
Supply Pressure | Deliveries concentrated in certain areas with weak external demand | Clearer decline in apartment prices and rents in those areas, with relative resilience for villas and luxury properties |
Apartments vs Villas: Which Is More Prone to Correction?
Apartments are most prone to any correction, as the majority of upcoming deliveries are apartments in similar communities. When hundreds of identical units are delivered in one area, owners compete for the same tenants and buyers.
Villas and townhouses have lower supply and more stable family demand, as seen in their stronger price growth in 2026 (+4.1% vs +2.2% for apartments). If you are comparing apartment sizes, our guide on studio vs one-bedroom apartments explains which is more sensitive to supply fluctuations.
Rental and Rental Yield Forecast for 2027
Rents in Dubai actually began to decline during 2026, and this trend is likely to continue in 2027 for apartments in high-delivery areas. The average residential rent fell 6.2% in Q2 2026 compared to the previous quarter, and the average apartment rent dropped 3.8% between June and September.
Meanwhile, rental demand remains high, with rental inquiries up 45% quarter-on-quarter in Q3. Tenants are present, but they have more options and greater bargaining power.
What does this mean for investors?
Rental yield: Falling rents with stable prices means pressure on yield, especially for buyers at higher prices.
Area disparity: Some limited-supply areas saw notable rent increases, such as Jumeirah Islands where rents rose 29.1% year-on-year.
Rental type: Short-term rentals may offer greater flexibility in some locations. Check the difference between short-term and annual rental in Dubai before choosing your strategy.
These numbers remain market indicators, not promises of specific returns.
Top Areas to Watch in 2027
2027 deliveries are concentrated in a limited number of areas, making area selection more important than timing your purchase.
Area | Expected Deliveries in 2027 | Main Property Type | What It Means for Buyers |
Jumeirah Village Circle (JVC) | Very high (highest in 2025–2027 with about 16,852 scheduled units) | Apartments | Greater bargaining power for buyers and tenants, pressure on rents |
Business Bay | High | Apartments | Strong demand from employees and companies, but competition among owners intensifies |
Azizi Venice (Dubai South) | High | Apartments | Long-term bet linked to Al Maktoum Airport expansion |
Dubai Hills Estate | High | Apartments & Villas | Apartments under supply pressure, villas more resilient |
Dubai Creek Harbour | High | Apartments | Major project entering a large delivery phase |
Arjan | Medium to high | Apartments | Relatively low entry prices with increasing competition |
High Delivery Areas: Opportunity for Buyers, Not Speculators
In areas like Jumeirah Village Circle and Business Bay, those buying for end use or long-term holding may find better prices and payment terms in 2027, as owners and developers compete for buyers. Quick speculation on off-plan units in these areas carries higher risk. Among the rising nearby areas is Arjan Dubai.
Limited Supply Areas: Higher Resilience and Entry Price
Areas with fewer new deliveries, such as Palm Jumeirah, Jumeirah Islands, and completed villa communities, showed stronger performance in 2026. Jumeirah Golf Estates villas saw a quarterly rise of about 15.7%, and villa prices in Jumeirah Village Triangle rose 10.2% in Q3. These areas are less prone to correction, but entry prices are higher and rental yields are usually lower.
Factors That Will Determine the Market Direction in 2027
The market's direction in 2027 will be shaped by five main factors, not just supply:
Actual delivery pace: The more projects are delayed, the less pressure on prices and rents.
Population growth: Continued increase at 2026 pace means much of the supply is absorbed.
Interest rates and financing terms: Any rate cut supports end-user buyers. See mortgage terms for foreigners in Dubai.
Regional stability: 2026 saw a temporary rise in unit cancellations among some developers during regional tensions, which subsided after calm returned. Any added stability boosts external investor confidence.
Major projects: The expansion of Al Maktoum International Airport and new transport projects will redraw demand maps, especially in Dubai South and surrounding areas.
Buy Now or Wait? Indicators for Investors and End Users
The answer depends on your purchase goal, not just market timing. Those buying for end use or long-term holding face lower risks from the supply wave, while speculators need to be more selective.
Your Goal | What to Monitor in 2027 | Risks of Waiting | Risks of Buying Now |
End Use | Target area prices, developer offers, financing terms | Missing good units in limited-supply areas | Paying a slightly higher price before any possible correction |
Rental Investment | Actual rents in the building, occupancy rate, nearby deliveries | Price increases in strong areas | Rent declines in high-delivery areas |
Off-plan Purchase | Developer track record, delivery date, size of competing projects | Missing flexible payment plans | Difficulty reselling at a profit if the area is saturated |
